What areas do you build in?
Blue Water Custom Homes builds throughout Sarasota County and select surrounding areas. Because we believe in remaining closely involved in every project, we intentionally limit our build area to locations where our team can provide the level of attention and oversight our clients expect.

Do I need to own a lot before contacting you?
Not at all.
Some clients come to us with a homesite already purchased, while others are still searching for the right property. Our team can help evaluate a potential homesite from a construction perspective and identify considerations that may impact the design, site work, permitting, or overall project budget.
Starting the conversation early can help you make a more informed decision before purchasing land.
Can you build from plans I already have?
Yes.
If you already have architectural plans, our team can review them and discuss the next steps toward bringing your home to life.
If you do not have plans yet, we can also guide you through the design and pre-construction process to develop a home specifically for your property, lifestyle, and vision.
How custom is a Blue Water home?
Completely.

How long does it take to build a custom home?
Every custom home is different, so the timeline will vary depending on the size and complexity of the home, permitting, site conditions, selections, material availability, and other project-specific factors.
Your overall timeline also includes the pre-construction phase, during which plans, engineering, selections, pricing, and permitting are coordinated before construction begins.
Once we understand your project, our team can provide a more realistic timeline specific to your home.
What happens during pre-construction?
Pre-construction is where many of the most important decisions are made.
During this phase, our team works with you to coordinate architectural plans, engineering, site considerations, specifications, selections, budgeting, and permitting so your project is thoroughly prepared before construction begins.
Taking the time to plan these details early helps create a smoother and more organized building experience once we move into the field.
Will I be involved in selecting finishes and materials?
Absolutely.
The selection process is one of the most exciting parts of building a custom home. You will make decisions regarding items such as flooring, cabinetry, countertops, plumbing fixtures, lighting, appliances, paint colors, exterior finishes, and other design details.
Our team helps organize and guide the selection process so you know what decisions need to be made and when they are needed.
How involved will I be during construction?
We want our clients to feel connected to their project without feeling like they need to manage it themselves.
Throughout construction, our team coordinates your project, communicates important updates and decisions, and schedules key walkthroughs at appropriate stages of the build.
Our goal is to create an organized, transparent experience from the first conversation through the day we hand you the keys.
Do you offer remodeling services?
Our primary focus is custom residential construction. We may consider select renovation or remodeling projects depending on the scope, location, and current project schedule.

What warranty comes with my new home?
Our relationship with our clients does not end when we hand over the keys.
Blue Water Custom Homes provides warranty coverage for our new homes, including applicable builder, manufacturer, and structural warranty protection. Homeowners also receive information regarding warranty procedures and how to submit service requests after closing.
Our goal is to build a home you can feel confident in long after construction is complete.
